Metropolitan vacant land

Water

Vacant land is subject to a service charge and to water use charges.

Service charge
The charge for 2011-12 is $186.60.

Water use charges
Residential water use charges apply to vacant land held for residential purposes.  For water use charges please refer to the Rates and Charges - Metropolitan Residential page.

Non-residential water use charges apply to vacant land held for purposes other than residential.  For water use charges please refer to the Rates and Charges - Metropolitan Non-Residential page.

Sewerage

Sewerage charges for vacant land are based on the rateable value of the property. The rateable value is the Gross Rental Value of the property which is determined by the Valuer General.

Effective 1 July 2011, the Valuer General will amend the basis of valuation of residential vacant land from 5% of the land’s unimproved capital value to 3%, resulting in a decrease in Gross Rental Value for the majority of residential vacant land properties. The vacant land sewerage rate in the dollar has been adjusted to compensate for the lower value.

In 2011-12 the tariffs are:

2.63 cents for each dollar of rateable value.

The minimum metropolitan sewerage charge for vacant land in 2011-12 is $227.40.

Drainage

Drainage charges for vacant land are based on the rateable value of the property. The rateable value is the Gross Rental Value of the property which is determined by the Valuer General.

The minimum metropolitan drainage charge for vacant land in 2011-12 is $85.25.
